We apply a county-specific labour modifier based on regional contractor rate data. Dublin runs +18% above the national average; rural Connacht and Ulster counties run 5โ€“7% below. This modifier is applied to the labour component of your estimate only.

Complexity Multiplier
A simple single-pitch roof is faster and cheaper to reclad than a complex hip roof with dormers and valleys. We apply a complexity multiplier (0.9ร— to 1.3ร—) based on your selected roof type to reflect this.

All estimates include VAT at the Irish reduced construction rate of 13.5%. This is applied to the combined materials and labour subtotal and shown as a separate line item, as it would appear on a legitimate contractor invoice.

What Our Estimates Include

Every estimate from our calculator includes: materials (tiles, slate, EPDM or metal at the selected grade), installation labour, scaffolding hire, removal and disposal of the existing roof covering, and VAT at 13.5%.

What Our Estimates Do Not Include

Our estimates are based on standard roof replacement scope. They do not include structural timber repairs (rafters, battens), fascia and soffit replacement, gutter replacement, chimney repointing or removal, attic insulation upgrades, or any other work outside the roof covering itself. These items are typically quoted separately by Irish contractors once the old roof covering is stripped back and the underlying condition assessed.
